Seasonal repair list

As we head into different seasons, it is a good idea to make sure our homes are in tip-top shape. A little preventive maintenance now can save a lot of headaches (and money) down the road. Early spring

Early spring is the time to get the house ready for warmer months. Focus on cleaning gutters and downspouts. Inspect the roof and check air conditioning units. Test smoke detectors, and examine plumbing and drains. Early inspection can save costly repairs later in summer.

Spring

With spring in full bloom, take a closer look at the exterior. Finding damage now can save money later.

Check that doors and windows still seal. Look for peeling paint and gutters full of debris. Check the irrigation system. Freshen mulch around plants and look for crushed sprinkler heads.

Summer

Check outdoor furniture for wear. Inspect and clean the grill. Check downspouts and gutters for blockages, and the roof for damage or leaks. Trim hedges and shrubs away from walkways and driveways. Sweep patios and decks. Check the springs on garage doors and screen doors.

Mid-summer

Inspect and clean the attic and ventilation. Check the roof for leaks or damage. Give windows and doors a thorough look. Make sure caulk around windows is intact so conditioned air does not escape. Check siding for water damage.

Fall

Start with the roof. Summer heat and storms are hard on shingles. Checking for leaks now stays ahead of expensive repairs. Clean gutters and downspouts. Leaves pile up there and clogged gutters can send water to the foundation.

Examine windows and doors for cracks or faulty seals that let air in.

Late fall

Inspect the chimney or fireplace. Repair cracks or gaps. That cuts smoke buildup and wasted heat. Check that the flue closes before temperatures drop so heat does not leave through the chimney.

Remove animal nests and debris from the fireplace. An annual look from a certified chimney pro can catch hazards you cannot see.

Winter

Check and clean the furnace or heating system. Look for ice dams on the roof so water does not find a way inside. Check windows and doors for drafts. Disconnect outdoor hoses and sprinkler systems so pipes do not freeze and burst.
